12 months ago, a water pipe burst in a traditional three-bedroom semi-detached house in Duxbury, Chorley. When an unoccupied property suffered severe water damage due to an undrained system, leaving it uninsured, the owner turned to Action Insurance Repair for help. Our team expertly restored and renovated the home, resulting in an impressive market valuation increase.

Background

Unfortunately, because the property had been unoccupied when the leaks occurred and the water and central heating systems hadn’t been drained downed, the property was not insured for the damage caused by the burst water pipe. Our client decided to pay for the property to be refurbished themselves without any insurance settlement, with the intention of putting it on the market once complete, and they asked Action Insurance Repair to quote for a full water damage repair and renovation.

Our approach

As with all properties that we come across that have been this severely water damaged, we stripped the damaged plaster back to brick ready for drying equipment to be installed, to allow the house to dry out fully. Our full renovation scope of work included:

  • Electrical re-wire and upgrade to the central heating and plumbing systems.
  • Revamp bathroom layout to combine the separate toilet and bathroom.
  • Redesign of the kitchen and utility area.
  • Remove old-fashioned fireplace.
  • New skirting boards, architraves and doors.
  • New plaster, tiling, decorations and carpet.
  • Full clean inside and outside to Prep for sale!

The result

We’re delighted that immediately following the refurbishment, our client put his shiny ‘new’ house on the market for £60,000 more than the property was originally valued at! We don’t expect this beautiful family home to be on the market for long...
