Consumer Unit Fire Repairs for Landlord in Oswaldtwistle

We were contacted directly by this portfolio landlord for whom we have carried out work in the past, as she knew we would get the job done smoothly and properly.

Background

• New tenants had just moved into her two-up, two-down terraced property, when the consumer unit under the stairs caught on fire, causing substantial damage throughout the downstairs of the property.

• The existing electrical installation was covered by all necessary certification and no evidence of tampering or faults was found by the fire brigade.

Our approach

• We introduced one of the independent loss assessors we work with, which was lucky as the property was considered 45% underinsured by the insurance company’s loss adjuster...

• The loss assessor brought in a RICS chartered surveyor who challenged this amount, and the assessor negotiated a lower level of 31% under-insurance – he was worth his weight in gold on this occasion!

Putting things right 

The schedule of work consisted of:

• Hacking plaster off the ceiling and walls in the kitchen

• A full re-wire

• Re-plastering the kitchen, and installing a replacement kitchen

• Replacing skirting boards, doors, casings, architraves

• Installing new windows throughout, as well as a new back door

• Installing a new bathroom suite with new tiling

• Full redecorating, and installing new floor coverings
