By working with Action Insurance Repair, Noel Morgan turned a flooded apartment bathroom into an opportunity to make practical changes for his tenants — all covered by his policy.
When Noel received a call from his tenant to say his apartment had been flooded, he was thankfully able to jump into action straight away. As the owner of Restore Fire & Flood - a long-time partner of Action Insurance Repair - he was able to call on years of experience to pull together a detailed report on how far the water had spread, including the damage in concealed spaces.
“Noel’s tenants had had a leak from their bathroom, which had spread into the hallway and a bit into the open-plan lounge and kitchen,” explains Joanne Ginty, Director of AIR. “Thankfully they were in the best hands, as Noel has been assessing water ingress damage and installing drying equipment for over 20 years now, and we’ve been happy to work alongside him as a valued partner.”
It didn’t take long for AIR to get the call to assess the full extent of the damage and put together a detailed repairs quote. Once complete, the report was shared with Noel’s insurance broker before being submitted to the insurer, who approved the quote with zero amendments.
“It was great to have the quote signed off so quickly, as it meant we could get straight to work on the repairs,” says Noel.
“The bathroom suite needed to come out so that we could repair the bathroom floor,” says Joanne, “and there was a separate shower cubicle that we would have to remove so that we could replace the damaged plasterboard behind it.”
But instead of replacing the suite exactly how it had been before the flood, Joanne framed this as an opportunity to upgrade the bathroom to make for more comfortable living for Noel’s tenants.
“The original flooring had been tiled, and we knew it needed to be replaced due to the water spread. I consulted with Noel about the possibility of using vinyl instead of tile for the new floor, so that we could then use that bit of extra money to invest in the other fixtures that would help to modernise the space and make it more practical for the people who were using it every day.
“Another small switch we were able to make was by using PVC classing wall panels, again instead of tile. With all the money saved on tiling, we were able to buy and install a whole new shower room with a new basin, shower, toilet, and cupboard. We removed the bath to give the tenant more storage space, and both Noel and the tenant were very happy with the result.
“It was a really quick and seamless job,” says Noel. “My tenants moved into alternative accommodation for three weeks while the works were being carried out, which was just enough time to get it all done. As well as updating the bathroom, Joanne’s team touched up on the ceiling and walls, and in the hallway entrance and lounge where the skirting boards had been stained.
